O.K - YOU HAVE MADE AN OFFER TO BUY A HOME!!! WHAT HAPPENS NEXT?? Carindale Realty understands that this can be a difficult time for many people. This is because there is a lot to think about and buying a home is not something you do everyday!! 1. The deposit you pay will be held in our Trust account. This deposit is held until a party is entitled to receive it. Ie - (a) When the contract settles - the Seller 2. The original contract that you have signed will be sent to your solicitor. A copy of the contract will be sent to the Sellers solicitors. 3. Note the time limits and arrange for your building/pest inspections, finance approval, etc. as soon as possible. Please ensure that we are told when the conditions of the contract have been satisfied. When they have, the contract is said to be "unconditional". 4. Be aware that the property you have bought is at your risk from 5.00pm on the first business day after the contract date. We recommend that you arrange for insurance on the property immediately for your own peace of mind. 5. Just prior to settlement, you may exercise your right to have a pre-settlement inspection of the home. This is a good time to meet the owners and find out how everything works. Eg, pool, watering system, etc, and to ensure the property is in the same condition as you saw it previously. 6. At settlement, solicitors and representatives of the financiers meet and exchange documents and money, hence, ownership. It is not necessary for you to be present. Your solicitor will advise the time for settlement. This is when the current owners will provide you with "vacant possession" of the property. 7. Once the solicitors have faxed our office to inform us of settlement, (usually half to one hour after) we can release the house keys to you. 8. Don't forget to organise (well in advance) removalists, change of address notices, phone, electricity and gas connections, etc. Carindale Realty strive to provide a professional and caring service to buyers.
