Payment of rent

Our rental department is open from 8.30am to 5.00pm Monday to Friday and 9:00am to 12:00pm Saturday. Our office hours enable flexibility for the tenants to pay their rent. The tenants are issued with a Trust Account receipt which specifies the current "paid to" date.

The rent arrears list is checked daily. Immediate phone contact is made, then if after the tenant becomes 7 days behind with the rent a "Notice to Remedy Breach" is issued, which normally achieves a desired result. (The tenant brings the account up to date and pays rent regularly).

However, if this is not the case a "Notice to Leave" is issued to the tenants. The tenant may either pay the outstanding rent or vacate. Constant contact is maintained with the tenant during this period, and you will be informed and the best course of action will be discussed.

Landlords receive payment once a month; our Trust Account is disbursed on the last day of each month. Payment of funds can be deposited into your nominated account or be sent out by cheque. You will be issued with a monthly statement specifying monies collected and fees and accounts paid. Accounts that need to be paid on your behalf such as Rates, Body Corporate Fees or Maintenance Accounts are deducted from rent monies collected. You will be sent a copy of the account at the end of the month with your statement. Most importantly all of these fees and accounts are tax deductible.
