Property Inspections Pre-Tenancy Inspection Prior to the tenants taking possession of the property, a full inspection is carried out by us. We believe that establishing the condition of the property is crucial so we do far more than complete and RTA Form 1a Entry Condition Report (which merely requires a series of boxes to be ticked with little opportunity for additional comments). Regular inspections Regular inspection are carried out to ensure the property is being cared for. If we feel the tenants need to correct a problem at the property, we will advise them in writing and schedule a re-inspection soon after to ensure that the situation has been resolved. We notify you, in writing, when we have completed our inspection and keep you abreast of any maintenance requirements, which may be noted. Vacating Inspection At the end of the lease, a final inspection is conducted by our Property Manager to ensure that all vacating procedures have been adhered to. At this time, we ask the tenants to provide us with receipts for their carpet cleaning (and flea treatment where applicable) and ensure that the home is left in a clean and tidy manner with lawns mowed and any rubbish removed. The home is thoroughly checked against the original Property Condition Report to ensure that (allowing for fair wear and tear) the home is being handed back in at least the same condition on which it was originally leased. |
