Attracting the right tenant We generate enquiries from numerous sources:- - Our Rental List. We publish this list daily and it is available for collection by prospective tenants at our office or via fax on request. The list includes the address, a picture, and a brief description of the property. - Inernet websites. Apart from our rental list we also advertise your property on the internet to ensure that your property is noticed in all areas where prospective tenants are searching. We use two websites: www.realestate.com.au and www.domain.com.au - Newspaper advertising. We can place advertisements in the Courier Mail Newspaper and local newspaper at the request of the lessor. - Trading Hours. Carindale Realty is open 6 days a week from 8.30am to 5.00pm Monday to Friday and 9:00am to 12:00pm Saturday. This allows us the opportunity for increased contact with prospective tenants and allows a more comprehensive service to lessors and existing tenants. Tenant Selection A careful selection process means a generally trouble free tenancy for everybody! If a tenant expresses interest after viewing your property, they are interviewed by our Property Manager and are required to complete an "Application for Residential Tenancy". We will then:- - Confirm tenants employment details with their employer. - Check previous rental references. We make contact with the tenant's previous lessor or agent to confirm that the applicants rent was paid on time and to ascertain what condition the property was presented and maintained in during the tenancy. Once we have all this information, we contact you, the Lessor, to verify the application, and for your ultimate approval (or rejection). Preparation of Tenancy Agreement All tenants are placed on a written, Residential Tenancies Authority approved, Residential Tenancies Agreement. These agreements are produced by the RTA and conform to all the requirements of the Residential Tenancies Act 1994. Before taking any possession of the property, the tenant must pay a Bond (equal to 4 weeks rent) plus 2 weeks rent in advance. All bond monies are lodged with the Residential Tenancies Authority |
