WELCOME TO YOUR NEW HOME INFORMATION SHEET At the start of the tenancy - Please keep these documents in a safe place for future reference. Condition Report - Please read through the 'Agent' column, add any additional information in the 'Tenant' column, sign each page and return the top copy to Carindale Realty. Keep the 2nd copy as your record. The Condition Report will be referred to when you have vacated the property. Keys - The agent is required to give you 1 set of keys. We can provide additional keys if they are available. You are permitted to have extra keys cut, but you will be required to hand them in when the tenancy ends (for security reasons). List of Tradespeople - When maintenance is required, your first point of contact is always this office. If there is no-one available, and in emergency situations only, you may contact the relevant tradesperson on the list provided. All non-urgent repairs must be approved by the Lessor before repairs can be carried out. If repairs are required because of damage that was caused by the tenant, approved occupant, or a visitor, you may be liable for the cost of the repair. Payment of Rent - rent must be paid in advance to Carindale Realty before the due date by using any of the following methods: 1. Paying by cash, cheque or money order at the office - please have the correct money as we do not have change. Options 3, 4 and 5 all require bank account details and an agent number to be provided. Please ask the Property Manager to provide them. Lessors often have financial commitments to meet and rely on the rent being paid on time. Please let me know if you are having difficulty making a rent payment. Contact details - Please advise me when you have the phone connected to the property. Also if you change your employment, you will need to provide me with your new contact number. I may need to contact you from time to time. Insurance - The Lessor is required to insure the building and the Lessor's contents (e.g, light fittings, curtains, etc), but we recommend that you insure your contents. What happens at the end of the Tenancy - If you wish to terminate the tenancy at the end of tenancy term, you need to give the Agency two week WRITTEN notice. You will need to fill out an RTA Form 13 - Notice of Intention to Leave. Rent will be charged up to either when the tenancy term ends or when possession is handed over (e.g. keys handed in), whichever happens later. If you wish to continue the tenancy past the tenancy term, you also need to advise the Property Manager, so that a further term can be approved by the Lessor and a new General Tenancy Agreement drawn up for signatures. |
